How can borrowing money actually make you richer? Let's use a simple example. Imagine you find a small apartment that costs $500,000. Now, here's the problem. You don't have half a million dollars sitting in your bank account. Most people would stop right there. But these rich dudes play differently. Instead of paying the full $500,000 themselves, they go to a bank and ask for a loan. And the bank says, "You don't have to pay the full amount today. You only need to pay a small amount today." And then you pay us a little amount every month until the loan is fully paid off. This type of loan is called a mortgage. Now, what the hell is mortgage? A mortgage is simply a loan used to buy a house or apartment. Now, imagine you buy an apartment and rent it out. Every month, the person living there pays you $3,000 in rent. You don't keep all of that money. First, you use that part of the money to pay the bank for the mortgage. Then, you use some part of that money to pay for things like repairs, maintenance, taxes or insurance. If there's still money left after paying all those costs, that's called cash flow. It's the money you get to keep. Second, the property itself may become more valuable over time. And that's one of the biggest reasons rich people use debt. Not because they love being in debt, but because it lets them buy opportunities that they might not be able to afford using only their own cash. Now, does this mean debt always makes you rich? Absolutely not. Debt is just a tool. If you use it wisely, it can help you to grow your wealth. But if you use it badly, it can make you lose more money even faster.
